Pickett Sprouse Continues to Help Attract Businesses to Orange County

Mebane, NC, December 11, 2019 –

Pickett Sprouse Commercial Real Estate is continuing its work to help attract businesses to Orange County. The firm played a key role in the recent sale of 220 acres in Mebane to Illinois-based Medline Industries Inc. The manufacturer and distributor of medical supplies is planning to build a 1.2 million square foot distribution center on the site, which is located in the Buckhorn Economic Development District. Pickett Sprouse represented the sellers of five of the eight properties involved in the transaction and was instrumental in marketing the site for the total assemblage.

Medline is the largest private medical supply manufacturer and distributor in the United States. It delivers medical devices and supplies to hospitals, independent physician practices, critical care units, surgical centers, home healthcare and EMS providers.

The $65 million distribution center will be built on West Ten Road in Orange County, which is south of both I-40 and I-85. The company paid a total of $8.1 million for all eight of the parcels involved. Commercial Broker Mark O’Neal, CCIM handled the deal on behalf of the sellers for Pickett Sprouse. He says that after pitching the property multiple times to international companies, it was clear that the site would be a good fit for Medline because of its access to I- 85.

“Medline is a quality company that takes a unique and personal approach to the way it manufactures and distributes medical supplies. It likes to have room for its suppliers to be close by, and it needs to be able to respond quickly to the needs of its customers,” said O’Neal. “Pickett Sprouse is proud to have played a role in helping Medline find a site that fits its needs so well in addition to helping bring another large business to Orange County.”

The company says that it will initially create 250 new full-time jobs that will provide health, educational and retirement benefits. At full capacity, it anticipates that the new Orange County facility will boast as many as 600 jobs. That commitment to job creation and capital investment is why the City of Mebane, Orange County and the state of North Carolina all offered incentives for Medline to bring the distribution center to the area.

Orange County Economic Development Director Steve Brantley credits this type of close coordination at the government level and with other partners for Medline ultimately choosing this site.

“Orange County was immensely fortunate to have been selected by Medline Industries as the new southeastern regional site for the firm’s 1.2 million square foot medical products distribution facility. Our community was able to successfully compete and win this high caliber logistics operation through the close partnership and assistance that local partners, and specifically Pickett Sprouse Commercial Real Estate and broker Mark O’Neal brought to help close the deal,” said Brantley. “Pickett-Sprouse played a significant role in assisting both Orange County and Medline Industries in this exciting new venture.”

Pickett Sprouse offers sales, leasing, development and property management services to the Triangle, Triad and eastern portions of North Carolina.
